Yeah it is a tough situation, some localities are only halting evictions for non-payment of rent while others are halting them altogether, so find out which one you are in. 

I don't remember exactly the numbers but altogether he will be making around $16,000 for 8 bedrooms and his expenses were around $10,000.

@Amanda WilliamsI have done this exact job for BRRRR investors and granted my FT job is commercial construction manager so I feel I hold myself to a high standard on these BRRRR flips, but the best way is a flat fee based on 1 2hr site visit per day, he writes a schedule ahead of time that he is held to Gantt Chart style.

I'd at least check the price points of 2 flats to see if something works.....like you said nothing is impossible hahaOr maybe you can find something with a basement that couldn't be used as an airbnb or mother-in-law unit?

@Stacey Conte neither have I, and that sounds like a flat out terrible appraiser, a $50k adjustment is huge and making it without evidence is even worse. 

So now everyone can read it from them directly, you no longer have to take my word for it: their public "prospectus" disclosures revealed that about 1/3 of their business by volume comes from mortgage brokers ("partner network" is the term they use for us), but only about 10% of their net profit (rather than the 1/3 you might "expect" if everything was flat and linear and equal).
