If I find a motivated seller say from an advertisement that wants to sell their home because they missed tax payments and mortgage payments...Do I include that the buyer of the property will be covering these costs in the purchase contract or is it just something that is commonly known and does not need be included?

This was originally advertised as a rental this winter/spring but got no applicants willing to rent at a price point that makes sense for me in terms of cashflow so I decided to sell.

I'm formulating my direct mail campaign and i had 2 questions about the mailers themselves.

In January of this year I had a few marketing campaigns going on where I was trying to find motivated sellers.

Would it be considered "Soliciting securities" if I publicly advertise that I'm looking for someone to hold a mortgage on a house for me?

At the moment I have just launched my first marketing/lead generation campaign and am holding out for the perfect starter deal.

I see people advertise that they actually do the business and are willing to teach me how to do the business and that makes sense to me.

I haven't been to one yet, but they are not directly advertised on here.

If I was okay with paying the taxes-I'd use the post-tax proceeds to start a marketing campaign to find more deals in my own market.
