The amount of bad loans on the books can limit smaller banks quicker than larger ones and require a quicker adjustment to operations where they may not make some loans for awhile, where a larger bank will have less of an impact on operations, especially in sold loan originations.

You could tell them the roof fell in and if they thought no one else would notice, they could simply move along to see if a real sucker makes an offer, but if it was obvious, they will make the adjustments.

Obtaing funds to improve the property should not be a problem and really, should just be presented and justified to adjust the cloud on title to be adjusted appropriately.
