You input the address for a property to set up a "project" and it pulls directly from county records to get all the public information. 

GC is a blue collar town and you don't typically hear about people moving there proactively, unless they're interested in the school district (they build a new HS right around the block from my duplex) and a lot of renters try and get in there during the mid-late summer to get their addresses in GC proper. 

You can go to atlas.phila.gov search the address and check zoning and licenses

There are list companies that allow you to put in an address and they tell you everything you need to know about the property.You can also look it up on the assessor's website in many locations. 

I see properties weekly that have issues with large trees, overgrown vegetation or termites that if they would have been addresses a few years before, for pennies on the dollar, then they wouldn't be multi thousand dollar issues in the present.
