I'm a new investor who plans to wholesale in Phoenix AZ (I know I know, its a very competitive market there -- however it's the only place I'm familiar with).So I've done a lot of research and think I understand the granular process up to the assignment contract.

If this happened to one of my landlords, I would call and explain the situation or give them a written guide to help them understand.

Also, one, like myself, that understands VA Guarantee requirements.

I've seen quite a few investors get burned over the past year not understanding the zoning obstacles now in place in Philadelphia and other municipalities across the country.

I really appreciate the share.Buying that volume of Chicago tax liens has to be a good long-term play...I'd love to understand their strategy and thought process.For those who didn't want to do the math that is $4,000 per tax lien which just seems ridiculous lol

I understand the learning curve and time commitment involved, but I have a demanding day job and might not have the bandwidth for self-management.I haven't yet reviewed the outcome of the 20th meeting on STR ordinance.  

And with syndication, you would be better off understanding marketing and persuasion more than real estate operations, since marketing is where the syndicators who have billion dollar portfolios and collecting millions in fees are better than the real estate operators.
