If it looks good on the surface you might want to then see it in person.

My first impulse is if you can get it for $100k and rent it for $1600, then it seems like a good deal on the surface.

But you don't have to gut, fish wires and if fishing doesn't work, like cross ceiling joists, then maybe use wire mold, surface mount.

On the surface the idea you get either high interest rate or a property just for the amount of the taxes sounds great.

On the surface it would be obvious that I am spending twice as much for the Jacksonville property to get the same monthly cashflow.

I agree @Michael Carbajal Follow Up Boss has been fantastic and I'm only scratching the surface with what it can do. 

I'm sure you're a nice guy but on the surface of it you went behind the PM's back and interfered with his business.

Ground preparation- need a support surface otherwise they will sink into the ground.  

That said, I am a firm believer that there is value in listed properties, you just need to find it...sometimes it surfaces as long days on market, or non-conforming properties, and functional obsolescence.
