Is there any loan that would meet my criteria with a lower interest rate or my only option is to find private lending?

I have 2 investors that have been private money for us before on residential,  can they be the down payment if the bank finances the loan and simple as that ?

If you get through 2 or 3 deals fully with one lender, you are now in more of a driver seat around loan expectations which means you get to pick the movie!

Rents are decent, but definitely low for what they could be.Any suggestions on how to utilize private money to do a BRRRR with a tenant in place???

My exposure to investment real estate is through REIT's (both public and private) because I live in the NYC area and don't want to spend a gazillion dollars on a building that's going to at best, produce paltry cash flow nor do I want to deal with laws that are far too in favor of the tenant.

Remember that this is only one strategy to sell a home, and you are in the driver's seat.
