So I’ll love to learn I figured a GC would be a person to ask to do a walk through on a property just to get an idea of what things go for roughly.

If that is too big of a lose to gamble, I would walk away.  

Should I take on the mess with the city permit / code violations office or walk away from the deal?

Then again if she walked away she probably doesn’t care about her credit.

What is your process for inspections throughout construction, final walk-through, and addressing matters that need to be corrected or finalized?

Saw you walk away from house #1 with $100K in equity, but on home #2 you might need $20,000 down payment for your primary, and $106,000 for 25% down on house #3 investment property.Who knows what the future will hold. 

Other criteria I look for in a SFH house hack: an easy way to split into multiple units, a walk out basement, an ADU, a garage I could convert, or lots of bedrooms.
