For the participants, the transaction is simply the sale of investment real estate followed by the purchase of investment real estate.  

If I have one critique of online real estate forums, it's that too many participants think you can learn the real estate game by staying home and posting online in your underwear at 2:00AM.  

Karen, I suggest that you not take advice so much off any forum in these matters, but getting opinions of what to research is a good idea so that you can approach your attorney with the type of structure you might want and limit expenses.A mortgage made on a participation basis can be considered a bond!

@Chuck Van Court There are a few self directed firms that regularly participate here on BP.

My participation in this system certainly doesn't mean I agree with how it's setup and why or that I'm unaware of the greedy, corrupt power structure that is the legal system and as a whole, government and politics.I'm just pragmatic and experienced enough to know that accidents happen every day on job sites across the country and I'm sure a new law suit is filed something like every 3 seconds in the US or whatever it really is statistically.

Often I will structure a participation note/mortgage. 

I get that it's a hassle operating an asset you're not familiar with, but using the numbers above there's $5M in equity after selling costs and a lender participating the note might have let's say $7M in.
