I'd recommend talking to the smallest 5 or so banks or credit unions in your area, particularly with a portfolio/commercial lender.

If you want lower your standards that’s your choice but be prepared for issues either with damage or non payment of rent and going through the process of eviction all while you’re collecting nothing and having to pay the expenses along with legal fees.

It would depend on your lease but in your situation my insurance coverage would not allow those particular dogs.This is a tennat you will ultimately end up having to get rid of.
