Id say keep repairs at the 100 but Cap ex it would matter on the life of the roof, foundation problems and bigger end items life. 

I’m 90% sure of the foundation of an abandoned house I recently found but how can I make sure without asking the owner or taking a tour ?

I've got a recently renovated paid off 1994 doublewide manufactured home on a permanent block foundation just outside of Richmond that I'd like to pull equity out of to out towards purchasing a primary home.

Some older buildings the trees were planted to close to the buildings for the height size and can cause roots in utility lines, sidewalks popping up, animals access to the roof, cracking the foundation, etc. 

Especially when it comes to foundation and roof repairs.

Are there any benefits to rebuilding from the foundation up, or is that the house is coming down, remove and rebuild the foundation and start from a green sheet. 

Permanent foundation, attached garage, paved driveway and connecting walkway, pitched roof, etc.

@Danny Strong find someone who is operating and learn the business from them... with this knowledge you have your foundation for raising... if you are pooling other people's capital you are responsible for vetting the deal and the operator.

Of course after all that you'll need more of the how-to guides, but it's really good for foundational knowledge that can help offer a sturdier base to work from.
