Chris I used to work for insurance companies as a sales agent and then an independent adjuster for about 10 years (combined) and 24 insurance companies (It's also where I developed my negotiating skills).   

Hate to say it, but this is probably what you want...a general warranty deed to transfer the property from them to you....then the owner finance part will be a deed of trust or some kind of note recorded against the property.This is not a transaction to do independently...or you are right, no telling what you get.

I have experience with managing rental properties due to family business and want to make the flip to buying my own rental properties to start a passive income stream to eventually become financially independent.
