Housing in Denver is nuts right now, so very out of the ordinary.The short answer is. 

@Onika Chancy-Merthyl,I would also recommend attending as many local REI meetups as you can find. 

Try different meetups and set a goal for how many you'd like to attend each month/quarter.Lastly, if you could supplement your direct mail efforts with cold calling those same leads, you'll have a better chance of conversion.

I attended a Rich Dad event in Sept of 2019 and left the event with a resolve to find and purchase cash flowing properties.

It will be our first time attending so we are pretty excited, hope you are liking town so far!  

@Erik Lee besides posting here on BP to meet other investors, I’d also recommend attending a networking group such as the RI real estate investors group in RI or the Black Diamond REI group in southern Massachusetts.There are several active real estate agents in our area here on BP and I’d expect some to reply to your post or contact you directly.

I spent 6 years living in Denver and loved it, ended up selling our house (stupid move) and buying a condo in a ski town to live.

I am a part-time agent so i'm never in the office or attend classes as they are typically during the day when i'm at my full time job.

Then there are also options like asking friends, family, other investors, attending meetups etc.Good luck!

Attend any local REI meetups and search Facebook for local REI groups.
