Ironically, cheap and greedy people rarely get wealthy, frugal and generous people do all the time, though being frugal and generous is no guarantee of it, it is a darn good place to start and stay IMO and has its own rewards well in addition to monetary riches.

Umbrella insurance is always a good idea and is fairly cheap, but I don't think I would carry it unless you had a larger portfolio of properties that it could cover.

I was looking around on RedFin (I know, I haven't gotten a realtor involved to get access to MLS yet just because I want to have a solid plan before reaching out to them) and within the Twin Cities for residential there aren't many cheap multi-family properties!
