You'll swap the lock out but you don't want them to move out and take the lock then realize that your unit was left open, without a lock on the door, over the weekend after they took their lock and moved out.

This would be Houston,TxThanksAs HMLs we would look for you personally to preferably have a Mid FICO of 600+, pass a background check to make sure you are not on the run from police or selling crack on the weekends, be a US citizen or resident and the more experienced you are in flipping/rehabbing the better the loan terms might be.The rest is dependent on the property in question.

Weekends and holidays do not matter.

It's absolutely achievable in 10 years, but you can expect it to take a LOT of daily work, late nights, and full weekends. 

I am going to take all of this advice and implement it.First check facebook, shortlist, then ask prelim questions, shortlist further and then do a group showing on a weekend!.

we are down here in PR this weekend. make sure to understand all the real estate laws, and short term rental laws that are going into effect or proposed. check out the ACT 22 rules. you may or may not apply if you lived here before. run numbers, because some numbers just dont work out down here. 

I live in the wine country (probably too far - about 45 minutes with light traffic - light traffic in Portland would be weekends and off hours -to downtown Portland) but the rules are relatively easy to work with in many of my local communities which attract a lot of tourists. 

I would weekend warrior it until its livable.
