How to sort through tenant applications?

Anita Nij
Posted

I have a rental property that became vacant last month. In the past I have had property management company find me a tenant. I recently quit my full time job to do real estate and so this time I want to put a tenant in myself. I listed the rental on zillow and i already have over 25 inquiries from prospective renters to see the house. I don't want to go through 25 viewings and applications to pick one tenant. What's a more efficient way to handle these inquiries? What kind of questions should I ask before I agree to show the property?

Can I ask for an application/credit score before showing the property? Wondering what are the best practices followed by everyone in such a scenario.

Thank you!
