Now when i check it seems a lot less certain. now it says things like "estimated value" "est remaining balance" "est equity" ect ect ect.

So, when estimating anything, I generally take the numbers I am not certain of and make my best estimate and then assign a confidence value.

My thought process was to do all the due diligence (Inspection, appraisal, rent estimator calculations, etc.) and take all that information to my potential private investors, them bringing the capital, me doing everything else.

All companies have said Spring 2022 would be the estimated replacement date due to frozen ground (property is in Rhode Island).

My only other tip is to get opinions from contractors and property managers on a property before you buy so that you know the estimated budget and estimated rent.
