If the problem is really bad, I would be willing to say consider a "car wash allowance" of say $10 a week which translates to say $40 a month of rent reduction...to me is easier than a car frame or self car washing.Speaking of particular tenants, I once had one who complained that her cell reception while inside is 2 bars instead of 4 bars as if this is something I have any control over.

With setting up custom rings you do not have to even look to know it is a call to your Google Voice number.During regular hours you can have it forwarded to your cell or office phone.

Even if it's actually true, why should I care when my mortgage company, cell phone provider, etc doesn't care if I lost my wallet.

Only issue I'm looking into is max number of unrelated individuals in Renton, haven't found code for it yet, but most cities seem to allow only a max of 4 unrelated individuals to a house.Cool thing with this method is I'm still close to Seattle, and have all my living expenses other than food and cell phone paid for via the rents. :-)

Sure, there may be some who have to fight with the credit bureaus to fix errors, but I doubt that a credit report that you would deny a tenant based on, would be that big a mystery.For instance, judgments for cell phone and cable bills, or one for a previous landlord.

Most apartment buildings have phone numbers on the internet, so I call those numbers to verify, not the cell phone number a tenant gives me.

I will add though that landlords are also required to have keyless deadbolts or similar device on all exterior doors so a tenant does have the ability to restrict enterance to the property while they are home
