Here if a tenant has given notice (in writing of some form, even a text) and has failed to pay rent beyond the effective date of the notice and you have a witness or witnesses on the property stating they haven't been around, you can declare the tenancy and the property abandoned.  

I even told them go wait for me in the vacent lot across the street I did not want any witnesses.

My Property Manager is an eye witness to this as he was standing in front of them and jad them on speakerphone when they said this on March 24th.

However I would argue that anyone serious about FIRE, has become even more serious about it once they witness a global pandemic like this that can suddenly cause serious financial stress on the entire world.
