Three weeks out I'll be leaving town for close to a month though and my weekends are already full.  

Some of the go out clubbing/partying on the weekends, or go spend time with friends, etc. but work zero hours.

All of a sudden they are wanting to “re-discuss” the lease because the neighbor’s dog barks a lot and they play music in the middle of the night ie 2:30am until 5:30am quite often - week days, weekends, it doesn’t matter.

We put a the first offer in and got the sellers to cancel weekend showings, so there was no bid war.How did you finance this deal?

I don't see the point to get 20k off for 50k worth of work, so we switched to mve in ready properties and just let appreciation do the heavy lifting. 2024 looks like it might bring some change: average days on market are currently at 26 (from 5 most of last summer) and listings that go under contract on the first weekend dropped from 56% last year this time to 25% now. 

I just attended a seminar this past weekend and am considering purchasing their services.

Just ordered both books over the weekend can't wait to dig into them... going to use them not only for flips but also BRRR strategy on long term holds...

The tenants are already out. empty lot doesn’t scare me, if you ever heard of Nelson homes out of Canada I can get kit homes in 6 weeks and have it built in a weekend. but ok I will consider it.

Putting up with strangers partying loudly every weekend is a difference of degree so great as to be a difference in kind.
