When I was on active duty, there was a saying "If you think you need a haircut, then you need a haircut". 

You also, have a duty to understand the Rental Contract. 

I try and let folks know that every one of my clients I do have that "fiduciary duty" to them all and pretty much every person I come across I try and be friendly to them.   

I don't think they have a moral duty to do anything as the market will tell them if they're doing their job correctly or not. 

As the Property Manager for a landlord, do you folks charge extra for any repair projects or maintenance calls that require on-site supervision and time spent above the normal call of duty to see the repair or maintenance through?

I know they may be really busy, but I want to build an investment portfolio so it's vital for me to work with a RE Agent who is responsive.

A quick search turned up 10 Things I Wish My Broker Had Told Me for an article which seems good, "Your First Year in Real Estate" and "The Millionaire Real Estate Agent" and many other books, and I don't even want to get sucked into Youtube finding examples :)I've heard that new agents sometimes get assigned (or asked to volunteer) for "desk duty" to handle walk-ins.

WallStreet has a very vital interest to keep the crowds engagaed with stocks and funds.

Keep the duty to pay rent separate from repair issues.This is not a situation that warrants anything more than a quick response to repair the problem.
