@Derek Johnson,Your initial offer apparently exposed a serious problem(s) that you are unaware of or not willing to accept the seriousness of the problem.Probably the seller is now aware of the seriousness of the problem and is unwilling to correct the problem so that the property will pass inspections and finance requirements.

I would certainly ask them first before going anywhere else.If they are unwilling, then go find another lender.

I would suggest routes that eliminate or allow for less competition.Craigslist can deliver but I know it's frequented by those unwilling to invest money into finding deals.

There weren't any obviously motivated sellers (that I was able to discern that is) from my first go round.2) I found an individual who was unwilling to rent the property I mailed about, but he holds 100+ doors of multifamily in my city and wants to meet for coffee and see what I might be willing to take off his hands...with his moving into higher end SFR he doesn't want the headache of the MF that he currently holds a large quantity of.

Every now and then we get a person unwilling to let us in (most are ok), but our lease states that we can enter as long as we give them 24 hr notice.
