Normally we would only engage our in-house network and sell our properties that way, however it's time to embrace the future and social media to reach a bigger audience. ( I also have a few years of experience consulting Fortune 500 companies on new-media strategies, meaning I do have a bias towards social media as I've seen it transform the way marketeers reach their audience and have direct effect on the bottom line). 

I currently reside in Jersey City and over the past few years it has rapidly transformed into a shiny city.

Also walking past a few of these properties undergoing transformations yesterday I saw another problem that may not be a simple solution.

Royal Oak is getting transformed right before our eyes. 

My agreement to switch tenants does not transform my current tenant's early exit of the lease into a non-default.

I've listened to a few podcasts and know these transformations take time so we're not rushing anything.I hope that waiting to file the eviction doesn't come back to bite me.

Amazing transformation

@Dawn Anastasi- Wow, this is amazing for the price paid and that you have the vision to transform it into a higher income producing property.Congratulations and best wishes in seeing this project through completion.

For instance one of my markets in SC  the city is in the process of changing the zoning in the old industrial area to multi use commercial resi  with all sorts of development bonus for Leed  open space,, electric cars  bike paths etc.. transform and entire area.. what has been a waste land last 20 years will now become a new utopia  and the developers smart enough and expeirnced enough  to partake will do very well I predictAnd we cannot underestimated the value of networking and gaining a power position in one's field ... once a person or company gets to a certain level ( that they busted their butt to get to ) its amazing how the deals find you...

Making sure the thermostat is working, checking the transformer on the circuit board, changing the pilot light module or heat sensor.
