There is no secret sauce to getting/finding properties other than what is already told out there in the real estate market - 50% bootstrapping 50% luck - same as finding a great wholesale deal.

We are mostly growing tomatoes, potatoes and carrots but this year planning to to grow an orchard consisting of fruit trees.

Assuming it isn't oxymoronic and they really exist, you are asking for the true 'secret sauce' recipe. 

A business plan is so dynamic and unique that your plan should be the special sauce that your business brings to the market.If you are following a common real estate strategy, then your business plan can probably be modified from an existing one to suit your market. 

Personally I have not done air bnb on my rental so I can’t really give advice on it - I do have friends who have had great success and then the horror story of a party being thrown where the shower glass door was smashed, hot sauce smeared all over the walls, and the granite counter top getting chipped - crazy right!

And it is particle board, so a good layer over a crap layer is like bbq sauce on a turd. 

There is no secret sauce a mentor can give you, you know the math, you have the wholesaler contacts, you know how to scour MLS, there isn't a missing piece in your knowledge that someone else needs to fill aside from cheerleader.
