I have a brrrr i am current in the rehab stage on and need some advice.The house is on paper a 3bd 1 ba row home. in an area where within the 2 neighboring streets all of the home layouts are exactly the same. nice solid brick construction row homes of same size and layouts.heres my problem... one of the bedrooms and the only bathroom extremely small. a I am seriously considering enlarging the bathroom into the small bedroom to have a normalish size bathroom and a hall closet in exchange for the tiny bedroom.The tiny bedroom is so small that the township considers these houses 2 bd units and therefore only allows 4 people to occupy them but when the home values are appraised they are appraised as 3bd homes.

Own one home and just signed on a second for a tiny profit.

I have ideas similar to what is already being done in several states, things like "tiny house" villages in urban environments, to farm/ranches. 

On the final check, which was a tiny amount for a bit of supplement, OCWEN said they wanted me to sign the check and they would pay contractors directly. 

You mess around with variables even a tiny bit and you can go from negative to positive cash-flow in about 30 seconds :-)  And, not for nothing, I've caught myself doing it more than once when I've been working my pro-formas.

I think if I buy right in my area, a duplex could cash flow a tiny bit after all expenses. 3 units and 4 units aren’t too common here

There is one decent size master bedroom and one tiny 10 x 10 room that looks more like an office.

It’s easy to pick apart tiny things, but for your location, I think you did great.
