I was thinking Option then negotiate with the estate. we do some of this in our distressed work outs.. at the end we prevail but unless your thick skinned and are happy funding litigation then you should be careful.... although to be fair its me suing the other party to either sell to me or sell on the open market.

Also overlays look terrible because they have to be extremely thick to cover the existing counter which makes it very clear that it is not real granite, quartz etc.

The timber used was air-dried virgin fir and spruce of real versus nominal thickness, more solid and with greater long-term structural integrity than the kiln-dried managed-forest sticks we build with today.Even the designs homebuilders had to pick from, heavily influenced by the incipient modernism of the Prairie School and the Arts and Crafts movement at the time, were very heavily focused on lasting value.

A lot of deals are done with either cash or seller financed so ARVs are depressed.Overall: If you have cash or a lender for the properties and you have thick skin while not minding to do extensive rehabs its a great market.Paulsboro - Cashflow but be carefulThe Good: Good cashflow, low purchase prices, decent taxes.

For reference, we're talking a 24.5' x 24.5' slab 4" thick on grade w/ #3 at 18" on-center rebar with 15"W x 12"D footers, 2" sand over 10mil vapor barrier over 2" sand.If anyone knows someone who is reasonable in cost/licensed (and bonus if they can do the rough plumbing design underneath the foundation), please let me know!
