In almost every consumer security instrument I have seen there are two clauses which are always in them:1. a "due on sale clause" the language reads that in the event the parties who sign the security instrument sell or convey their interest to another person (a jural person) or entity it will allow the lender to hold the parties in default, and trigger its remedies... acceleration, lawsuit, and possibly an action at equity to rescind the conveyance... nasty stuff in general...Its hard to put to paper... easy to verbally explain...2.

Woodard argued that the president of the corporation had personally inspected the apartment, knew that there were young children living in the apartment, saw the young children himself with his own eyes and that they were living amongst numerous areas of peeling, chipping and flaking paint and yet he personally failed to take the reasonable and appropriate steps to remedy these defective conditions.

There's nothing that stipulates if you do something against their 'rules' what exactly their remedy is, and whether or not there's options for any penalties such as the property owner association repairing the problem and billing you etc., and local authorities aren't authorized to do anything without a court order.
