Not saying you need to landscape for 6 years but I now have a very sturdy platform to operate on. needComing from someone your age, I can tell you that laying the 'brick work' is essential.

I do have a pretty sturdy reserve fund tucked away for the rental house I already have, probably enough reserves for two SFRs actually.

I am going to continue to dive deep into this, and I know with enough knowledge I'll be able to build a sturdy foundation.

I love my 20' collapsible telescoping ladder which is like climbing a go-go gadget ninja bamboo ladder (not real sturdy to work off of but handy to get on roofs, easy to carry). 

Use a laminate, there are some very sturdy “tenant proof” ones out there.

If I had some 20-something kid with a pit bull who was straining at its leash and peeing all over the place while we stood there talking, and HE said HIS dog was a service animal, I'd be extremely dubious.

@Phillip Rosin I would put new appliances and the floors as long as the cabinets are sturdy leave them

Today while at the property the tenant had both dogs on a leash and was walking them into the home.
