I was just looking back at the official diary thread from the first summit and reliving.....good times.From the looks of this, it is going to be STELLAR!!

My wife's credit not so great - mid-500s. Mine is 700+ but I'm not on title or the loan. I will be next week (in-process). Both of us work, rental income, no mort lates in past 3 yrs. Any recommendations on a HELOC?

@Jim Blackburn myCredit is stellar and I have saved more than enough for the down payment as well as closing costs if I have to use a realtor.

Our credit is good but isn't stellar and our properties perform pretty well as far as cash flow.

They would have to be a stellar tenant candidate in every other aspect and I would 2-3x my due diligence on them.....AND there would have to be reasonable explanation for them wanting to do it......99% of the time, I'm gonna pass on this offer......

Other direction, actually, I'd rather over-pay (& I do in fact overpay, relative to market) and know that I'm getting a stellar high level of service, communication, speed, smoothness, etc. 

Don't get locked into the mentality that you NEED a W2, or stellar tax returns. 

With the refinance, I'm essentially "purchasing" a 145k property that only rents for 1200, and that's not a stellar deal.

My current home came with the tenants and they have been stellar.

Not to get you down, but you really do have to put effort into it regardless of what sort of stellar person you are.
