You may want to steer clear of areas with HOAs that may limit the number of non related persons in a house if you are wanting to rent by the room.

Let the deal and numbers steer the direction of your strategy at least on the first one.

As a reminder it’s best not to buy commercial (5+) on proforma which is what most commercial brokers will suggest and steer their OM to show.
