The two simple methods are 1- Direct Mail2- MLSFrom there 3- warm call all of the homes for rent.

For me it's that simple but I'm sure folks with more properties or properties in different areas have better systems than I do!

Since I'm not really an author I thought lets keep it simple only useful info in this book no fluff or BS just stuff you will need to be successful as an investor.

Hey Ernie, your better tactic is to ask each question in the forums or as a simple post.

A simple 5% return per year gets you $50k/year...and you still have the $1M to adjust to inflation by reinvesting into different vehicles along the way.Focusing on taking the long term returns ($$$/year) can be a better choice, but you have to look at the long term impact with all your options, compare them, and then make a choice.Do you think they teach that in school now? 

If the borrower just needs 50% LTV this seems pretty simple to get done, are they looking for bridge or perm financing?

You can do well with a more simple approach, but it won't be easy either way.
