You're going to have to scrap like crazy to break even - think rent by the room, short term, mid term strategies that require more work.

The only other option I see is a short sale, if you don't need to purchase for a few years and don't mind a temporary credit hit to save the $60k.  

I'd rather keep the sub-3% rate for now and finance other properties conventionally for the short term.
