I would hire process servers to serve notices, as these tenants sound unstable and possibly dangerous  If the pregnant GF is not on the lease, she is an unauthorized tenant and needs to leave.

So you need to (pick your battles) on what you absolutely want to negotiate on and what is kind of an afterthought.As an example because restaurant servers know I tip well and do not try to nickel and dime  I get a much higher level of service.
