Plus all the court filings, process server, and file preparation in connection with the case.  

I don't know the local laws, but in my state, a server delivers a notice for a court hearing.  

For example, I used to work as a server.

If you can't, try a process-server company, they'll probably charge you around $150.

(I don't have any credit built up) I would pay off this loan as quick as I can through a job as a server and the cashflow I get from the house.

The process server has been trying to serve the lady i sold to but there is only a guy at the property and he says she is not there.

If the unit is anywhere close to a popular and stable restaurant area market to bartenders/servers/cooks etc.

I would hire process servers to serve notices, as these tenants sound unstable and possibly dangerous  If the pregnant GF is not on the lease, she is an unauthorized tenant and needs to leave. 

So you need to (pick your battles) on what you absolutely want to negotiate on and what is kind of an afterthought.As an example because restaurant servers know I tip well and do not try to nickel and dime  I get a much higher level of service.

and most 3rd party real estate servers will have a "pre-foreclosure" option you can find.
