I'll be interested to see what the more experienced people have to say as well. 

@Raul Velazquez Jr I would say as early as the first money comes out of the bank and I agree not to wait until tax season.

Not much.. but if you get a large swing say a few hundred grand in appreciation now you can 1031 and roll up..  

Let's say a duplex and both units are rented.

  Hi All,   I was just wondering if any of you guys/gals have any experience in exchanging a 1031 rental property into a business (let's say a franchise).

While some may disagree, I say as a new investor, buy in a neighborhood you are very familiar with.

I am having a hard time believing how anyone can say a condo is “worth 150k” and then ask if faking a couple sales to create the illusion that the true market price is 275k is unethical....not obvious?

Please do not make anything I say as a personal conviction. 

After creating an LLC using 2 or 3 of these lots as collateral on a business loan to invest in lets say a single family home to rent out and from there continuing with more single family homes.
