@David Szymczak I am out of town next weekend for a high school robotics competition.

I am working with mortgage companies as a broker and waiting to submitt a deal for myself.

Do you know of any reputable people or businesses whom specialize in preparing these packages for submittal to HUD to increase project acceptance?

Also, I definatley recommend uploading a photo when you have a minute, it helps people think you arent a robot, hehe.

I switched to using Lending Robot to manage my portfolio which offers two benefits. 1) Since they aren't the lender they are able to analyze the loans on more data points then LC is and thus get you returns a bit higher. 2) since my portfolio is under 5k I don't pay a management fee (it's only 0.45%).

That's asking someone to be a robot, not human. 

Act like a robot, don't let the salespeople break into you or win you over with their personalities.

People can't connect to a robot, they want to feel cared about and that they can trust you to do what you say you can do. 

On a submittal for an offer, often the "Sale Price" is used as the determining factor buy the seller for "Market Value".
