We plan to leverage financing to get things done quicker but our only issue is finding more workers in our area. 

I have: -$14k in a traditional IRA-$5k in Roth IRA I have pre-approval from my bank for a conventional loan in my name for $80,000 purchase price ($12k down, $68,000 loan).I've searched the forums, but haven't found resolution to my exact situation.

This should have been addressed within a few days of putting it under contract, at which time you could have asked for a price reduction, repair, or get out of the contract if no suitable resolution could be reached between the seller and you. 

They said wait,   I said no way and lobbied for an alternate resolution and got one. 

The prices are much more affordable and I could scale a rental portfolio much quicker than in the city/suburbs, just wondering if they are too risky with the lack of employment opportunities in the immediate area.

I think we will come to a resolution though.
