I have sent out 600 yellow letters so far my hand is dead lol I have a solid list of 1,000 absentee 50%+ equity owners in my target zip codes, I will contact them consistently once a month for 6-9 months.

Carpet is dead in my area - only the dumps have carpet.

I work with a lot of house hackers in Chicago, and your strategy is dead on, that's exactly what I try to explain to new investors. 

If you can make them end during summer months it is easier to find tenants than in the dead of winter.
