If you can be patient then you might be able to even negotiate a bit lower price.If he finds the perfect replacement property and you're not ready to close then a reverse exchange like @Jessica Zolotorofe would be another option to save the deal.

Im starting too and feel very lost just because i dont have who to work with, im re searching studying and connecting dots lil by lil my self, but is not complicated, but a patient game, first secure a buyer list, make one, go out to meetings, groups and meet Realestate investors even online call them ask them of they requirements, they needs,  what they exactly looking for and then match them with the houses.

I have a separate business I have ran here Blue Mound for almost 20 years, the house behind my shop went back to the bank, then was auctioned at xome.com where I purchased it.My interest is to acquire a handful of properties as rentals that hopefully will supplement my retirement one day.Bigger Pockets has been a wealth of information, I've spent untold hours listening to podcasts and reading articles, I want to say thank you to all of you that have taken the time to share your knowledge so patiently and generously.

When I go to a doctor for surgery -  I like to know how they are rated with patients and there are ways to find out about lawsuits against them or malpractice... normally I use referrals for things like this.
