My first property was also last year, and am hoping to complete the purchase of the next two before the end of June (this is the deal in question).My goal is 2 properties per year... so after June I will use the remainder of 2019 to sit back and monitor, refine housing policies, maybe take a RE course, move to e-docs lease signing... basically just come up with ways to automate and make things easier for myself moving forward (since I also have a semi-demanding FT job).

That lowers the cost of the exchange and simplifies the time frames for the reinvestment to only having to monitor one calendar.The only thing that you'll need to make sure of like @Stanley Bronstein said is that the closing attorney cannot act as Qi. 

That will make sure they monitor the running toilet for one!

Monitor the bottom line, and have the property manager tell you what actions they will take to meet or exceed budget.

As mentioned above, you will need to be there (or hire someone to supervise) to monitor daily activity and track hours. 

The integrations are delegating (and monitoring) tasks to team members the biggest plus for me.

As for the drugs, I called the police and asked them to monitor the property, but I didn't say anything to the tenet because I didn't want it to come across that Floor #2 was tattling on them (as I doubt they would think it was the 1st floor).

Not fun, and takes lots of monitoring and the cooperation of law enforcement, but no on is stuck with known illegal activities in their rental unit.

@Oliver Martin, I'm still quite new to all of this as well and will be monitoring this thread to learn how to "project" or "forecast" a market.
