I just began to receive my BAH recently and I'm looking to purchase a house now with the investment mentality in mind as well and was looking at using my VA due to the 100% financing at 3.75% no PMI available.

If they keep on hearing in the news that there is a gold rush going on in real estate of real estate is the hot new thing to invest in , it will result in more people purchasing properties.Most people have a herd mentality and they want to invest when it is "safe".

Jon -While I agree that for most people in most situations, a house is *NOT* an investment, I also think that that your analysis above for the value of a low-interest loan is actually a great argument for why more people *SHOULD* be buying homes and taking out a loan.While not everyone will be able to take the money and generate a significant enough return that the result will be substantially beneficial, there are a lot of people (like most of us here on BP) that have the right mentality to make that achievable.Again, for the general public that has little expertise, interest or experience with investing, I completely agree with you.

The tenant had a home OWNER mentality, but got caught up in the housing boom and lost his home to foreclosure 3 years ago.

While it's not just students needing housing there is the faculty and staff.

The mentality of the people there, and seeing that your city is Pittsfield, I don't doubt you'll disagree, is that the majority of them would much rather ***** and complain about having no job while they are sitting in the basement smoking weed and playing Xbox.

That is the niche mentality that smaller loan investors need to develop and master.

I went and got my RE license but still most of the agents I was meeting were salesman who didnt understand my mentality.
