My friend would LOVE to get to the bottom of this before they spend their time on what yields a smaller harvest.What's more valuable Skills or Stripes?

I’d love to hear if your biggest home runs have been from: a) buying an existing STR, tweaking it with your own unique skill set and applying your experience-proven enhancements to be a top performing property, orb) converting a previously non-rental property into an STR?

They do not have the skills so these one offs that go way off track is their business, they know you'll never work with them again. 

If you got carpentry skills, it doesn't look like it would cost that much to repair.

I think both need a great deal of people skills being able to deal with multiple different people with multiple different desires in the transaction and being able to balance all of that is hard work in of itself.

It needs a lot of time and money and skilled work Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

One of my mentors always says that, "Making a quick decisions is an important skill"! 

Trade skills are lucrative these days, can easily lead to you building your own business, and will put you miles ahead when it comes to flips and rehabs on properties.

Now and then you get lucky and they've had a buyer cancel or not close, or they somehow get stuck with some inventory, but that is more luck than negotiation skill.   

I asked my roof contractor to remove the skylight and replace it with a normal roof as well (which he did a few days back).My tenant is saying to the PM that he is getting medical testing done now due to mold related health issues.
