You should only consider switching when your current software has a significant flaw or lacks features that force you to spend excessive time on workarounds.

When a tenant moves out, transfer the deposit back to Checking so it's ready to apply towards expenses or refund the Tenant.If you end up with excess funds in the Checking account, I recommend you transfer it to a third account designated explicitly for future investments.

The studio has large windows on both sides of the unit so i do not want to loose any of that natural light, and I am thinking of eitherA - Doing a full glass partition wall with glass door, with smart glass that can frost to create privacy when in use and allow sunlight when not in use to both sides of the apartmentorB - Doing a higher end full wall foldable partition on a track that closes the whole new "room" into a bedroom but can close back up and fold away to make it a studio again if not in use.Thanks for your input

However, I believe smart, hard working RE investors can still obtain returns in excess of most other investment opportunities.

:(    Owners just do NOT have enough stress:  under water, extreme deferred maintance,  loose of income and behind on payments. 

It's throws open the door to suite, in which you would loose, 100%. 

Loosely read, or common-sense read, replacing windows in no way alters the "structure" so why permit?
