We are not real estate licensed, so that would be the biggest area of opportunity to learn (we'd use a realtor at least in the beginning).We are considering selling the company because 1) my husband hates managing W2 employees/operations (but he loves working with subs) and 2) it would give us extra cash up front to reinvest.

I am in the process of getting my contractors license, and i could have it in a matter of months.

Being a licensed agent does have it's benefits when buying.

I can live with that  In most states you need to be a licensed foreclosure consultant to do what you are proposing and comp for those services is limited to a certain amount.  

A contractor is a licensed professional .

I talked with the phone to him and he texted me screenshots showing his real estate license number and some other certificates to show he was legitimate.

I'm also a licensed agent in RI and MA so that helps as well.

I'd like to get them licensed in California, but it is very difficult.
