I've met with 80+ builders in our market and only three can build with their GC fee at less than $160 per sq ft. so let's back into your largest you can build and say you find one of three builders in your market and have perfect execution. that's tough to get, most will do $180 a sq ft hard cost no permitting but let's say you do it even better. 180000 / 160 is 1125 sq ft. now personally as developer I'd make that 3 studios and make a ton of money but if you want comfort, you don't have a lot.

Zillow has it by area code, case Schiller only has the largest 20 or so cities so you might have to use comps for the Midwest markets.

But I definitely think you're right in that there is not a clear distinction in terminology between private lenders, who are using their own, or a small pool of associates', money (often self-directed retirement funds) and institutional lenders.

It's the 3rd largest MSA in the country with over 100+ submarkets. 77 of the submarkets are in Chicago proper while there are many submarkets outside of Chicago (The suburbs).
