@Jonah Gunalda you fit the profile of a large segment of the passive investing community--someone who has a good income from something they are really good at, and would like exposure to real estate in their investment portfolio without distracting them from that very vocation that put them in the position to make such an investment in the first place.There probably isn't a "typical" profile of folks who do not and would not invest in syndications.

@Sidra Amir I have a needy tenant that comments on EVERYTHING we do at the property from small maintenance issues to having large pieces of equipment onsite for projects.

I have 2 large cabins (2,000 and 2,500 sq ft) I'm holding and another 2 bed 1,500 sq ft cabin just about done and another two that are under construction for holds.

A lot of STR investors prefer to sell off-market so they don't have to shut off business during tours, and I'm lucky to get access to a large majority of those deals in CO.

My goal is to 1031 the entire portfolio into a single large multi unit.

There is a lot other consider here and quiet often its not worth it unless you have a large lot or plan to be there for another 10yrs - 15yrs.

My question is "for anyone with this particular experience" Is it a far fetched idea to do a cash out refi on house "A" to payoff some personal debt and large payment on house "B" to knock down the principal?
