In my nationwide property searches, seems that CA a large share of the nations OZ land tracts and properties in need of assistance... a little ironic, but moving on.

Even if they have to deal with iron pipe 2 1/2 weeks is ridiculous.

Everything was as iron clad and tight as you could make it for the lender.

Cold climate, budget for more snow removal, old cast iron pipes, old appliances, etc, expect more maintenance.  

Ironically, I basically built that business first and then opened the brokerage to start selling houses.

PM's are nice if you find a good one, but not completely necessary, usually the most headaches with a tenant come within the first few months and once you get any issues ironed out it is usually smooth sailing in my opinion/experience.
