I typically like the contractor to give me his "best price" hence demonstrating they've looked at the drawings and have at least some understanding of the intricacies of the project.I have a set of plans I can share.

A lot of investors are buying multis in outlying communities like Fayetteville and Rocky Mount, but they very much understand those markets and their intricacies.

Instead of spending countless hours reading and learning about the intricacies of this strategy and implementing it, I would suggest putting in one extra hour of month of overtime at your job and pay down your mortgage by that amount and achieve the same overall result of shaving 2-3 years off your term.In short, the method CAN work, but not well enough to make it worthwhile.

That may seem like a silly thing to suggest but it still amazes me how many agents don't know all the intricacies of a RE contract.  

In my opinion, spending the few hours necessary to teach the intricacies of pay-per-click internet marketing, was not the best use of the time I had to teach all of the real estate investing material I needed to cover.

I do not know every intricacy in notes, but I have a team that can get me what I need.  

Also be prepared for the appraisal to come back shorter than what you expect; my last house came back that way, because the appraiser (in my opinion) did not use fair comps, selecting houses in poor condition & poor neighborhoods - but he wasn't that familiar with the geographic intricacies, either.
