Looking for quality general contractor in Los Angeles!

I'm an investor currently looking to establish a partnership with a trusted reputable general contractor that will help me evaluate entitled properties. I currently have two offers out that I anticipate will go in to escrow and would like to get SF costing for both of them. Both are medium grade (modern, contemporary style architecture) construction with a subterranean work required for garages. One is in the Silver Lake neighborhood and the other is in Culver City. Both will be triplex townhomes. 

I'm not asking for a full take-off at this point considering we haven't even reached escrow but I would really appreciate some feedback for general cost of construction for these kinds of projects. In escrow I have 21 days to complete due diligence which is when I can take bids and finalize decisions on which contractor to use. 

I am not trying to shop out bids to a million different contractors, only a few. I value longstanding relationships and plan on doing many of deals in the future so if you, or anyone you know might be interested in something like this please let me know and I can give you me contact information!
