You could talk up the aspects of taking a step back in time, etc.   

Central Oregon markets have great appreciation, low vacancies and its just a pleasant place.

A PM that is that intimately involved with the total package of its clients will have knowledge of owners looking to get out, properties getting ready to hit the market, etc that the average PM may not know a whole lot about. 

When buying notes, they typically will not be in your backyard, so like any long distance investing you need to pick a couple markets and get intimately familiar with them.

Almost every one of them was a terrible investment and now that I know the city intimately I would never have bought any of them.If you think you're the smartest person in your overall team you are already in trouble!

When I speak with people who work in a school’s office there often is a person there that can use the address which you give them to offer an opinion for that moment in time and then once you have their contact information you can ask in the future. 

Within our region there are countless small municipalities and neighborhoods, since all real estate is local I'm sure most of us aren't intimately familiar with all the mini-markets within our area.
