I don't have an issue with a seller paying some of the closing costs, etc, but the default rate is exponentially higher on loans where the borrower doesn't inject their own cash into the transaction.

A commitment letter is one that generally states that as long as the borrower meets certain criteria, ex. minimum appraised value, cash injection, etc, the lender will close the loan.
